How Do I begin? 

One of the best ways to begin is to determine the relative value of your home by having a qualified
Realtor® perform a Comparative Market Analysis (CMA).  A CMA will compare your home with others of the same age and size which have sold or are for sale in your market area.  Of course allowances must be made for appearance, condition and other local factors but a CMA will normally give you a good Idea of the value of your property in your neighborhood.  In addition to price, a good CMA will also look at the average time a home was on the market before it sold.  This information can be very helpful if a corporate move or other schedule driven criteria is critical to your sale.
